Buying in Gatineau when you work in Ottawa
By Benoit Lecomte
You work in Ottawa and are looking at Gatineau, Aylmer or Chelsea? Here are the questions to ask yourself before crossing the river.
Every day, thousands of people cross the Ottawa River to get to work. Many of them end up wondering: what if we bought on the Quebec side? Gatineau and its neighbouring municipalities offer a great quality of life, varied neighbourhoods and nature just minutes away. Here is what we look at with clients who work in Ottawa.
Choose your area based on your commute
The bridge you will cross every day matters as much as the house. Aylmer, Hull, the Gatineau sector, Chelsea and Cantley offer very different rush-hour experiences. Before visiting, we map the commute with you, and ideally drive it at the time you would leave in the morning. Also think about public transit, bike paths and your children’s school.
Understand the Quebec buying process
Buying in Quebec looks a lot like what you know in Ontario, with a few important differences:
- The notary plays a central role: they prepare the deed of sale, check the titles and handle the funds. They make the transaction official.
- The promise to purchase uses the forms of the OACIQ, the body that regulates brokers in Quebec.
- The welcome tax (transfer duties) is calculated by the municipality. Use our calculator to estimate it by city.
- The certificate of location describes the property and its compliance. It must be up to date at the time of sale.
Talk to a tax specialist before you buy
Living in Quebec while working in Ontario affects your taxes. The rules depend on your personal situation. We always recommend checking your case with a tax specialist before signing, to avoid surprises on your first tax return.
Think about resale from day one
Demand from families who work in Ottawa shapes several Gatineau neighbourhoods. A property that is well located in relation to the bridges and schools generally keeps its appeal. We review recent comparable sales in the area with you before every offer.
In short
- Test your commute before choosing an area.
- Get familiar with the notary’s role and the Quebec forms.
- Estimate the welcome tax and your closing costs.
- Check the tax impact with a professional.
