Buying in Quebec from abroad: the steps
By Benoit Lecomte
Returning expat, newcomer or future resident: you can buy in the Outaouais without being here. Here is how we guide you remotely.
Living abroad and planning your return? Moving to Canada for work? Buying a property without being on site can seem complicated. With good preparation and a trusted team in Quebec, it is entirely doable. Here is how we work.
1. A first video call
It all starts with a conversation. We clarify your budget, timeline, the type of property you want and the areas that suit you. Time zones are not a problem: we find a time that works for you.
2. Confirm your eligibility and financing
Before you start shopping, two checks are essential:
- Your status: a federal law temporarily restricts the purchase of residential property by non-Canadians, with exceptions. A notary or lawyer can confirm your situation.
- Your financing: lenders have specific requirements for buyers who live or earn their income abroad. Talk to a mortgage broker or your bank from the start.
3. Live remote viewings
We visit for you, live on video. You ask your questions during the visit while we open cupboards and look at the windows, the visible roof and the lot. We also send you photos and notes after every viewing.
4. The offer and electronic signature
When a property feels right, we draft the promise to purchase with you and negotiate it. Most documents can be signed electronically. We include conditions that protect you, such as inspection and financing.
5. Inspection, notary and key handover
We coordinate the pre-purchase inspection (you can join by video), then the notary’s work. Depending on your situation, the final signing can be done by power of attorney or remotely, with the notary’s guidance.
Why being well supported matters
Buying remotely takes trust. Our role is to be your eyes and ears on the ground, tell you honestly what we see and help you avoid unpleasant surprises.
