Buying a cottage in the Outaouais: the checklist

By Benoit Lecomte

Lake, forest, access, drinking water: buying a cottage is not like buying a house in town. Here are the points to check before making an offer.

Val-des-Monts, La Pêche, the Pontiac, the Laurentians: the Outaouais is full of lakes and forests that make people dream. But a cottage is not a city house. Several features specific to the countryside can have a real impact on your budget and peace of mind. Here is the list we go through with our clients.

Drinking water and the well

An off-grid property often relies on a well. Ask about the type of well, its age and its flow rate, and have the water tested. A water-quality condition in your offer can protect you.

The septic system

Wastewater usually goes to a septic system. Ask for its installation date, proof of pumping and its compliance with regulations. Replacing a septic system can be a major expense: better to know before you buy.

Year-round access

  • Is the road public or private?
  • Who handles snow removal and maintenance, and at what cost?
  • Is the cottage accessible all year, or only in summer?

The shoreline and municipal rules

If the cottage is on the water, rules protect the shoreline strip. They can limit work, docks or tree cutting. Check with the municipality what is allowed before planning an extension.

Services and insurance

High-speed internet, cell coverage, heating (wood, electric, propane): these details change your daily life, especially if you want to work remotely there. Contact your insurer early too: some heating types or access conditions can affect insurability.

The inspection matters even more

A pre-purchase inspection by an inspector familiar with country properties is essential: roof, foundation, moisture, heating systems. Plan for time: cottage inspections can take longer.

In short

  1. Have the well water tested.
  2. Check the septic system.
  3. Confirm road access and maintenance.
  4. Look into the shoreline rules.
  5. Check internet, heating and insurance.
